 REAL ESTATE CLOSINGS: Our firm provides representation to Buyers, Sellers and Lenders in both commercial and residential transactions. We have an established real estate department with more than twenty-five years of real estate experience that handles our conveyancing practice. This department handles reviews of Purchase and Sales Agreements and Leases, examinations of title abstracts and preparation, coordination and consummation of closings. Due to our extensive real estate experience in Middlesex County, we are able to accomplish real estate closings faster than other firms because we have the largest supply of back titles in Northern Middlesex County. We have the capability to do closings and title examinations throughout Massachusetts and New Hampshire.  

 LAND USE AND DEVELOPMENT: From major residential subdivisions to single-family special permits, the firm can assist clients in the permit process maze. Appeals, public hearing representation and permit application procedures are assessed on a case-by-case basis. Appellants and applications must be especially cognizant of regulatory time limits and strict filing requirements. Since the inception of our firm, we have evolved with the changing zoning regulations. We work with builders, developers and landowners from the beginning to the end of permitting process, all the way from a new 225 home subdivision to building the new deck on the back of your home. We are knowledgeable with local and state land development and environmental regulations and appear regularly before municipal boards. Our firm also assists clients interact with governmental entities on issues of zoning, control of real estate development and use, environmental law and land use planning laws which are implemented by local zoning and land use Boards and Commissions. We also assist in the conversion of multifamily dwellings into condominiums, and create large phased condominiums.  

 Landlord-Tenant Law: Our Landlord-Tenant practice includes representing individual owners of both small and large apartment buildings and complexes, to commercial/industrial park owners. We represent landlords and tenants in the preparation and negotiation of residential and commercial leases, policies, and rules and regulations. We prepare and file Eviction proceedings in both residential and commercial matters.

 BUSINESS PLANNING: The firm offers a wide variety of options for those who are starting up a new business or contemplating changes to an existing business. An attorney should always be consulted before a new business has commenced. Although planning is billed at an hourly rate, certain matters such as the formation of corporations and Limited Liability Corporations (LLC's) and Limited Liability Partnerships (LLP's) are billed at a flat rate.  

 LITIGATION: Our knowledge, experience and training in litigation are supported by our aggressive and proactive style. We have represented individuals and businesses in a wide array of disputes, including those involving real estate, landlord-tenant, collections, adverse possession, insurance, contested family law matters, breach of contract and many others. We do not promote unnecessary litigation, nor do we shy away from a legal battle. When we think that a case should settle or that we have obtained the best settlement offer under the circumstances, we will tell you. We will not, however, advise you to accept an unsatisfactory compromise and in those circumstances, we will aggressively pursue your case to the fullest extent allowed by the law.

Because of the complexity of law, you should seek legal advice prior to making your plans to insure that your Will expressly carries out your intent. Your Will can be changed  at any time prior to your death, and should be reviewed often to take advantage of changes in the laws that affect your Estate, and to provide for changes within your individual life. Simple Wills are billed at a flat rate, while more complex estate planning is billed at an hourly rate.

 Collections Law: Our attorneys handle consumer and commercial debt collection matters including demand letters, lawsuits, and enforcement of judgments. We litigate cases in all courts including small claims, district and superior court.
